San Bernardino County rarely gets its own headline when national outlets talk “Southern California housing.” It should. Relative to Orange or San Diego, regional analyses we track have put San Bernardino near roughly 4.5 months of supply — enough inventory for patient buyers to negotiate repairs, credits, or timelines that coastal sellers often refuse. At the same time, Inland Empire coverage this fall continues to document real affordability anxiety and rent pressure across San Bernardino and Riverside counties.

Those two facts are not a contradiction. They are the brief: more listings does not automatically mean easy payments. West Valley cities (Rancho Cucamonga, Ontario, Upland, Fontana) often price and absorb differently than High Desert communities (Victorville, Hesperia, and neighbors). Logistics employment, commute into the LA Basin, insurance quotes, and HOA dues can move the monthly number as much as a quarter-point of mortgage rate.
