Los Angeles County: more homes on the market, fewer going into escrow in September

Pending sales fell to 4,984 in September while active inventory hit a year-high 15,374 — roughly 32 homes in escrow for every 100 listings.

Los Angeles County had 15,374 active listings in September 2026, according to Realtor.com housing data published by the Federal Reserve Bank of St. Louis (FRED series ACTLISCOU6037). That is the highest count of the year so far, up from 15,279 in August and from 10,901 in January 2026. Compared with September 2025, when there were 14,764 active listings, inventory is about 4% higher.

The bigger story is on the buyer side. Pending listings, meaning homes that have an accepted offer and are in escrow, fell to 4,984 in September (FRED PENLISCOU6037). That is down from 5,151 in August and 5,548 in June, and about 9% below the 5,450 pending listings in September 2025. Put another way, there were roughly 32 homes in escrow for every 100 active listings this September, compared with about 37 per 100 a year earlier.

Sellers are adding fewer new homes, too. New listings came to 5,670 in September (FRED NEWLISCOU6037), down from 6,044 in August and below the 5,882 new listings in September 2025.

Price cuts kept edging up. 4,178 listings had a price reduction in September (FRED PRIREDCOU6037), up from 4,124 in August. That is about 27% of active listings, compared with about 26% a year earlier.

What this means day to day: from the San Fernando Valley and the Westside to the South Bay, the San Gabriel Valley, and the Antelope Valley, buyers have more choice than they did in the spring and more room to negotiate, especially on homes that have already been reduced or have been listed for several weeks. For sellers, the numbers point to pricing close to recent comparable sales from day one, because homes that start high are more likely to sit and end up cutting later. Buyers should compare the full monthly cost, including the mortgage, property taxes, insurance, and any HOA dues, rather than the list price alone.
