Orange County new listings cooled in September — still a payment market
Orange County saw fewer fresh listings in September, with active inventory slightly cooler too — still a payment-first market.
According to Realtor.com housing-inventory data published through the Federal Reserve Bank of St. Louis (FRED series NEWLISCOU6059), Orange County saw 2,114 new listings in September 2026, down from 2,312 in August and 2,424 in July. Active single-family and condo/townhome listings (FRED ACTLISCOU6059) stood at 4,735 in September, slightly below August’s 4,874.
For Choice of America clients from coastal cities to inland Anaheim and Fullerton corridors, fewer fresh listings usually means less week-to-week choice on the best-conditioned homes, not a sudden shortage of everything. Price to the comps and the full monthly stack—mortgage, insurance, and HOA—not to a county headline alone.
