San Bernardino County inventory edges up as fewer sellers cut prices in September
Active listings rose to 6,141 in September while price cuts eased to 1,856 — about 30% of the market.
San Bernardino County ended September 2026 with 6,141 active listings, according to Realtor.com housing-inventory data published by the Federal Reserve Bank of St. Louis (FRED series ACTLISCOU6071). That is up from 6,114 in August and 6,039 in July, and slightly above the 6,079 active listings a year earlier in September 2025. It is also well above the 4,583 listings on the market in January 2026, so buyers have noticeably more homes to choose from than they did at the start of the year.
Fresh supply slowed a little. New listings came to 2,138 in September (FRED NEWLISCOU6071), down from 2,264 in August, though still a bit higher than the 2,066 new listings in September 2025.
Price cuts eased too. 1,856 listings had a price reduction in September (FRED PRIREDCOU6071), down from 1,924 in August. That works out to roughly 30% of active listings with a cut in September, compared with about 31% in August, and it is still above the 1,724 price-reduced listings a year earlier.
What this means day to day: from Rancho Cucamonga and Ontario to Fontana, Redlands, and the High Desert, sellers who price to recent comparable sales are still finding buyers, while homes listed above the market tend to sit and eventually reduce. Buyers have room to negotiate on homes that have been listed for a while, especially when they compare the full monthly cost, including mortgage, property taxes, insurance, and any HOA, instead of the list price alone.
