San Diego County in September: New Listings Slow, and More Than a Third of Listed Homes Have Cut Their Price
About 36 percent of San Diego County active listings — 2,072 of 5,749 — cut price in September as new listings fell to 2,326.
September gave San Diego County buyers something they haven't had much of lately: a little leverage. Realtor.com figures published by the Federal Reserve Bank of St. Louis (FRED) show that 2,072 listings in the county took a price reduction in September 2026. With 5,749 homes actively listed that month, that is about 36 percent of the market, or more than one listing in three.
At the same time, fewer sellers are coming to market. New listings fell to 2,326 in September, down from 2,544 in August and 3,048 in May, the fourth straight monthly decline. Active inventory held close to its summer level, slipping from 5,841 in August to 5,749.
What does that mean at the kitchen table? For buyers, homes that have been sitting are where the real conversations happen. A seller who has already cut the price once is often more open to talking about closing costs, repairs, or a rate buydown. For sellers, the lesson is to price right the first time. With fewer fresh listings competing for attention, a well-prepared home priced to today's market can still stand out, but buyers are clearly watching for reductions.
